Sotheby’s will welcome the art world to its restored Breuer Building headquarters on November 8, 2025, marking the end of a two-year restoration that has transformed the Brutalist landmark into the auction house’s new global center while preserving its architectural heritage.artdependence

The opening culminates Sotheby’s $100 million acquisition of Marcel Breuer’s iconic former Whitney Museum building at 945 Madison Avenue in June 2023. Under the direction of Pritzker Prize-winning architects Herzog & de Meuron, working with New York firm Platt Byard Dovell White Architects, the restoration has followed what Sotheby’s describes as a “light-touch approach.”observer

Preserving a Brutalist Icon

The renovation has carefully maintained the building’s character-defining features, including the bush-hammered concrete walls, bluestone floors, mahogany finishes, and the famous 375 circular dome lights in the lobby. Herzog & de Meuron reinterpreted the original lobby benches and counters as display vitrines while preserving the spatial layout, and enhanced the building’s distinctive trapezoidal “eyelid” windows to serve as curatorial assets.artdependence

Key upgrades include a new service elevator for art transportation, state-of-the-art lighting and climate control systems, and enhanced exterior lighting to make the building’s cantilevered form more visible at night.. “Every space is about art and referencing the outside,” said Wim Walschap, senior partner at Herzog & de Meuron.observer

Cultural Homecoming

The move returns Sotheby’s to the Madison Avenue corridor where it first established its New York presence in 1955, before relocating to its current headquarters at 1334 York Avenue in 1980. The auction house will continue operations at York Avenue until the Breuer transition is complete.elledecor

According to The Art Newspaper, Sotheby’s has leased five floors of its York Avenue building to Weill Cornell Medicine, with the medical institution expected to begin operations there in 2026.artnet

The November 8 opening will feature a major exhibition of modern and contemporary art, free and open to the public, ahead of Sotheby’s marquee fall auctions beginning November 17. A fine-dining restaurant designed by Roman and Williams will open on the lower level later in the winter.observer

“On behalf of all of us at Sotheby’s, I extend our gratitude to our partners Herzog & de Meuron for their brilliant work in amplifying the Breuer’s historical and material legacy for the Sotheby’s era,” said CEO Charles F. Stewart. The building received landmark designation for both its exterior and interior spaces in May 2025.designboom
